Property Sourcing

A structured search for UK investment property that matches a clearly defined brief, from location research to acquisition.

Proposed service: This service description is subject to confirmation of the company's current offering, scope and fees.

Overview

Finding the right investment property takes time, local knowledge and discipline. Property sourcing turns your objectives into a written investment brief and then searches against it, so that every opportunity you see has already been checked against your criteria. It is particularly suited to investors with limited time and overseas buyers who cannot easily view properties in person.

Sourcing is only as good as the brief behind it. Before any search begins we agree the essentials: total budget including purchase costs, preferred property types, income versus growth priorities, acceptable condition, tenure preferences and the level of hands-on involvement you want after purchase.

Each opportunity is presented with the same structured appraisal so that you can compare like with like. Where figures are estimates, we say so and show the assumptions. The decision to proceed always remains yours, made with input from your own solicitor, surveyor and financial advisers.

Provide an appraisal for each shortlisted property and arrange viewings or detailed virtual walkthroughs.

  5. Step 5

Investor considerations

Points to consider

General considerations only. Your own circumstances, and current tax and regulatory rules, should be reviewed with qualified advisers.

Fee transparency

Ask how any sourcing fee is calculated, when it is payable and whether it is refundable. [PLACEHOLDER – confirm the company's fee structure before publication.]

Independent checks

Commission your own survey and legal checks rather than relying solely on information supplied by a seller or agent.

Overseas buyers

Non-UK residents may face different lending criteria, tax treatment and identity verification requirements. Seek advice in both the UK and your country of residence.

Anti-money laundering checks

Expect to provide identification and evidence of the source of funds; this is a legal requirement in UK property transactions.
